Amongst the things that make Pacific Grove real estate so desirable are its proximity to the ocean, all the lovely trees, the charming Victorian architecture, and its small town atmosphere. It really is the best of all worlds. Except maybe for the price tag.

Pacific Grove's population is merely in the mid 14,000s. Lighthouse Avenue is the main street which runs through town and extends into "New Monterey", the area above Cannery Row.

The Pacific Grove Heritage Society helps preserve gorgeous Victorian homes which abound around the downtown area.

Additionally, many of the homes in Pacific Grove are small 2 bedrooms on very small lots. As of September 2009, the median sales price according to Zillow.com is right around $515,000, and the median estimated home value according to cyberhomes.com is about $556,000.

There's a coastal trail that winds around Pacific Grove along Ocean View Boulevard. Here you'll see oceanfront homes that dreams are made of. Some of these extend into the multimillion dollar range.

Head away from Monterey down Lighthouse Ave. towards Point Pinos and you'll be in a forested section full of Monterey Pines. This area, called Asilomar, gets a whole lotta fog (great for the skin!).

Other areas have (relatively) newer tract homes built in the 1950's or 60's that are more affordable.
